Overview

Mortgage Closers assemble, prepare and review critical closing documents for mortgage loans. They work with the production staff and settlement agent in preparing and providing the required closing documents in a timely manner to the customer applying for the mortgage loan. If the mortgage loan is approved, the Mortgage Closer completes the closing process by ensuring that all documents are correct, compliant, and meets the terms of the loan.

Responsibilities

  • Responsible for preparing all loan-closing documents, and ensuring that they are accurate in order to have a fully compliant mortgage loan. They carefully review all documents for any errors, and confirm that pricing and program are correct to insure loan will be funded.
  • Mortgage Closers review all closing details to ensure compliance with state and federal regulations. They also make sure that all terms of the loan are met, including the requirements of the underwriter. They work with borrows and title companies on any outstanding closing conditions required to fund the loan.
  • Review additional documents such as the termite report, survey (when applicable), all legal descriptions, flood certifications, hazard/flood insurance policies, title commitments for liens, title deficiencies or requirements that must be cleared prior to closing.
  • Provide technical assistance to Closing Coordinator and Funding Specialist when needed.
  • Perform additional duties as assigned.

 

Qualifications

  • Knowledge of Federal mortgage programs and products.
  • Extensive knowledge in CFPB regulations and TILA-RESPA Integrated Disclosure (TRID) guidelines.
  • Knowledge of the Investor guidelines (FNMA, FHLMC, GNMA, USDA, FHA, VA)
  • Knowledge of title insurance guidelines
  • Knowledge of Federal Laws and regulations concerning Real Estate Lending for AL, MS, TN and TX.
  • Detail-oriented and extremely well organized
  • Meticulous and focused analytical thinker
  • Strong business acumen, excellent communication, and conflict-resolution skills
  • Strong oral and written communication skills, with a customer-service focus
  • Excellent time-management skills
  • Basic computer skills
  • Mortgage industry experience
  • Ability to make independent judgment calls based on knowledge of federal and state regulatory requirements
  • Advanced math and calculation skills
  • Pipeline Management experience – the ability to manage not only the closing process, but the post-closing process in which deficient documents require correction and customer acceptance.
  • Ability to generate reports that provide information to assist with the management of their loans in closing and post-closing until the loan is delivered to the respective agency/investor
  • Experience processing or closing home mortgage loan products, including data analysis and validation
  • Act as Point of Contact
  • High School Education
  • 2 years college education
  • 3-5 years’ experience preferred in mortgage loan closing with extreme emphasis in closing loans through the new TRID guidelines and regulations. This experience can be either with a bank, mortgage company, or title company/settlement agent.

Physical Requirements/Working Conditions:  Must be able to sit for long periods of time and use computer keyboard and/or mouse, while viewing computer screens.
